Below are some questions we’re frequently asked, which we thought might help you gather information.   • There are many reasons. The builder might not be VAT registered because they run a smaller business, this will always lower the overall cost.

    Some builders quote to varying specifications and regulations depending on their code of practice. Some builders will have to quote from precise, stipulated drawings laid out by the engineer - this might include a specific sound-proofing insulation, which will be more expensive. Always check, as discussions could be had on alternatives, which will affect your quote.

    A builder may need to make a lot of assumptions based on the age, current condition, site access and ground stability of the property and any unforeseen issues that this might lead to. It’s better to have a potential budget to work with, than get a hefty extras bill at the end of the job. It’s important to do your research and look at previous work before choosing your builder.

  • Yes, we can discuss your ideas and what you would like to achieve from the space, then create drawings based on that using our CAD systems.

  • Yes, we will use and instruct our own trusted subcontractors, so you don’t have to try and find your own and navigate the order and timings of their arrival.

    We will pay all the bills that are due to suppliers and subcontractors so you won’t miss deadlines, we will source materials so you don’t need to worry about ordering the wrong things.

    We take the stress out of the process, so you can enjoy the fun interior part at the end.

  • Absolutely. We can discuss the whole process with you either over the phone or via email.

    As a general rule, an architect is needed to plan your design, then planning for the proposed design will need to be approved by the council, engineers will need to make various steel calculations, if needed, and apply regulations to the drawings.

    We use our own verified team of architects and engineers if you would like us to help with this part.
